Underwrite the opportunity
We review sponsorship, property performance, business plan, and priorities before approaching the market.
C-PACE has become a mainstream component of the CRE capital stack as building owners face pressure from ESG requirements, utility cost reduction goals, and property renovation needs. Because C-PACE is structured as a property tax assessment rather than a loan, it repays through the property tax bill and transfers to the next owner at sale, eliminating personal guarantee requirements. Eligible improvements include HVAC systems, roofing and insulation, LED lighting, solar and battery storage, EV charging infrastructure, seismic retrofits, and water conservation systems. C-PACE providers operate in 38 or more states and the District of Columbia, with programs available for new construction, existing building retrofits, and ground-up development.
Structure before pricing: leverage, recourse, reserves, prepayment, and closing certainty can matter as much as the headline coupon. We test those trade-offs before recommending a path.
We do not treat the lender list as a directory. We target the desks whose current appetite fits the asset, sponsorship, market, and business plan, then compare the full execution, not only the rate.

We position the transaction, identify the lenders most likely to compete, and compare proposals on economics and execution risk, not just headline rate.
A well-structured financing process should create real choices for the borrower, not simply deliver the first term sheet.
We review sponsorship, property performance, business plan, and priorities before approaching the market.
The transaction is matched to lenders whose current appetite fits the property, market, and structure.
Proposals are evaluated across rate, proceeds, recourse, reserves, prepayment, and closing certainty.
We coordinate lender diligence, third-party reports, and issue resolution until the loan funds.
We arrange c-pace financing nationwide while matching each transaction to capital sources active in that market and property type.
The final structure depends on the asset, sponsorship, and market. These are the starting parameters we discuss most often.
Working out equity? Our commercial property down payment guide covers typical requirements by loan type: 20% to 30% conventional, 10% for SBA owner occupied.
C-PACE stands for Commercial Property Assessed Clean Energy. It is long-term fixed-rate capital for energy efficiency, renewable energy, resiliency, and related building improvements, repaid as a special assessment on the property tax bill rather than as a conventional mortgage. Programs are authorized state by state and are available in 38 or more states plus the District of Columbia.
C-PACE pricing runs 6.50% to 8.50% fixed, with amortization matched to the useful life of the improvements, generally 10 to 30 years. Project sizes start at $2 million and run past $30 million. The assessment is non-recourse, requires no personal guarantee, and transfers to the next owner automatically when the property sells.
Eligible measures typically include HVAC replacement, roofing and insulation, LED lighting, windows, solar and battery storage, EV charging infrastructure, water conservation systems, and in many states seismic and fire code retrofits. Eligibility is set by the individual state or county program, so the qualifying scope and any retroactive lookback window vary by jurisdiction.
Most enabling statutes do not require senior lender consent, but nearly every first mortgage document restricts new assessments against the property. In practice the mortgage holder signs a consent or acknowledgment before the assessment records. Securing that acknowledgment early is the single most common cause of delay in a C-PACE closing.
C-PACE usually covers 20% to 30% of total project cost and sits alongside, not in place of, senior debt and equity. Owners use it to lower the blended cost of capital, reduce the equity check, or fund improvements a construction lender will not advance against. Some programs also allow retroactive funding of recently completed work.
