Underwrite the opportunity
We review sponsorship, property performance, business plan, and priorities before approaching the market.
A commercial mortgage broker adds the most value at the point of lender selection. Banks, life insurance companies, CMBS conduits, agency lenders (Fannie Mae and Freddie Mac), debt funds, and private lenders each price risk differently, and the same property can see a 200 to 300 basis point spread in quoted rates depending on which lender type is approached first. Commercial Lending Solutions runs every eligible commercial mortgage through multiple capital sources simultaneously, using our CBRE and MMCC trained underwriting background to package deals so lenders see the strongest possible story from the first submission. This hub page is the starting point for every commercial mortgage program we arrange nationwide: permanent, bridge, construction, CMBS, agency, life company, and specialty structures for multifamily, industrial, retail, office, hospitality, and mixed-use assets.
Structure before pricing: leverage, recourse, reserves, prepayment, and closing certainty can matter as much as the headline coupon. We test those trade-offs before recommending a path.
We do not treat the lender list as a directory. We target the desks whose current appetite fits the asset, sponsorship, market, and business plan, then compare the full execution, not only the rate.
| Capital source | Where it may fit |
|---|---|
| Banks and Credit Unions | Relationship-oriented capital that can offer local market knowledge and structural flexibility, with recourse often considered. |
| Life Insurance Companies | Long-duration fixed-rate capital for high-quality assets and experienced sponsors, generally with conservative leverage. |
| CMBS Conduits | Non-recourse execution with broad property appetite, balanced against more standardized servicing and prepayment provisions. |
| Fannie Mae / Freddie Mac | Programmatic multifamily or housing capital with defined underwriting, documentation, and eligibility requirements. |
| Debt Funds | Flexible capital for transitional, complex, leveraged, or time-sensitive executions where conventional credit boxes may not fit. |
| Private Lenders | Flexible capital for transitional, complex, leveraged, or time-sensitive executions where conventional credit boxes may not fit. |
We position the transaction, identify the lenders most likely to compete, and compare proposals on economics and execution risk, not just headline rate.
A well-structured financing process should create real choices for the borrower, not simply deliver the first term sheet.
We review sponsorship, property performance, business plan, and priorities before approaching the market.
The transaction is matched to lenders whose current appetite fits the property, market, and structure.
Proposals are evaluated across rate, proceeds, recourse, reserves, prepayment, and closing certainty.
We coordinate lender diligence, third-party reports, and issue resolution until the loan funds.
We arrange commercial mortgage financing nationwide while matching each transaction to capital sources active in that market and property type.
The final structure depends on the asset, sponsorship, and market. These are the starting parameters we discuss most often.
Working out equity? Our commercial property down payment guide covers typical requirements by loan type: 20% to 30% conventional, 10% for SBA owner occupied.
A commercial mortgage loan is debt secured by income-producing commercial real estate, used to purchase, refinance, or recapitalize the asset. Unlike a residential mortgage, it is underwritten primarily on the property's net operating income and the sponsor's track record rather than personal income. Loan sizes generally run from $2 million to over $100 million.
Commercial mortgage rates currently range from 5.00% to 13.04%, and the spread is driven mostly by lender type. Life insurance companies and agency lenders price at the low end for stabilized, low-leverage assets, banks and CMBS conduits sit in the middle, and debt funds and private lenders occupy the top of the range for transitional or higher-leverage deals.
Leverage reaches up to 85% of value or cost, though most stabilized executions land between 60% and 75% LTV depending on lender type and debt service coverage. Loan amounts run from $2 million to over $100 million, with terms of 1 to 30 years and fixed, floating, or interest-only structures available.
Underwriting centers on the trailing twelve months of operating income, the rent roll and lease rollover schedule, debt service coverage (usually a 1.20x to 1.25x minimum), and the sponsor's net worth, liquidity, and experience with the asset type. Third-party appraisal, environmental, and property condition reports are standard. Most permanent executions close in 45 to 90 days.
Because each capital source prices risk differently, the same property can draw quotes 200 to 300 basis points apart depending on which lender type is approached first. A life insurance company, a bank, a CMBS conduit, and a debt fund will each read the same rent roll and reach a different conclusion. Commercial Lending Solutions runs eligible deals to multiple sources simultaneously.
