Industrial Loan Questions

Most industrial lenders require a minimum Debt Service Coverage Ratio (DSCR) of 1.20x to 1.30x. Life insurance companies and CMBS lenders typically require 1.25x or higher, while banks may accept 1.20x for strong borrowers with long-term tenants. Single-tenant industrial properties with credit tenants on long leases may qualify for more favorable DSCR requirements. SBA 504 loans for owner-occupied properties have their own underwriting criteria based on business cash flow rather than traditional DSCR.
Environmental due diligence is a critical component of industrial lending. All lenders require a Phase I Environmental Site Assessment (ESA) at minimum. If the Phase I identifies potential contamination, a Phase II ESA with soil and groundwater testing may be required. Properties with known environmental issues can still be financed, but options may be limited to specialized lenders. Historical manufacturing use, fuel storage, dry cleaning operations, and chemical handling are common triggers for additional environmental review. Clean environmental reports strengthen your loan application significantly.
Sale-leaseback transactions allow business owners to unlock the equity tied up in their industrial real estate while maintaining operational use of the property. Key benefits include: immediate access to capital for business expansion or debt reduction, potential tax advantages (lease payments are typically fully deductible), removal of real estate from the balance sheet, and the ability to negotiate long-term lease terms. Yes. The SBA 504 loan program is an excellent option for businesses that occupy at least 51% of an industrial property. SBA 504 loans offer up to 90% financing (compared to 65-75% with conventional loans), below-market fixed rates, and 25-year fully amortizing terms. This means lower monthly payments and no balloon maturity risk. The program works for acquisitions of existing properties, new construction, and major renovations. The borrower must be a for-profit business operating in the United States. Commercial Lending Solutions works with multiple SBA Certified Development Companies (CDCs) to arrange SBA 504 financing for industrial properties nationwide.

Fees: Origination fees typically range from 0.5% to 2.0% of the loan amount. Additional costs may include appraisal ($3,000-$10,000), legal fees ($5,000-$15,000), title insurance, environmental reports, and third-party inspections. All fees will be disclosed in writing before loan commitment.

Loan Terms: Industrial loan terms range from 5 to 25 years with bank, life company, CMBS, and SBA execution available. Non-recourse financing available for qualifying properties and borrowers. Prepayment penalties (yield maintenance, defeasance, or step-down) may apply depending on the program.
